Two roofs with the same surface area can price very differently. Pitch, number of valleys, roof height, access, tear-off depth, decking condition, flashing, ventilation and material choice all affect the job.
The number is deliberately broad and rounded. A contractor still needs to inspect and measure the roof, decide what repairs are necessary and issue their own written quote.
Ask contractors to spell out tear-off, disposal, underlayment, flashing, ventilation, decking allowances, cleanup, warranty and tax treatment. A lower total is not necessarily lower if important items are excluded.
