Why permit answers are local
Building codes are provincial or territorial in their legal application, while permit administration is commonly handled locally. A project that requires a permit in one municipality can have different forms, fees, drawings or inspection steps somewhere else. Start with the local authority for the property address.
Projects that deserve an early permit check
Structural changes, additions, changes of use, major plumbing or electrical work, secondary suites, decks, significant mechanical work and exterior changes are examples of projects that often trigger permit questions. This is not a universal list; use it as a signal to check, not as permission to build without one.
Ask before signing the final scope
Permit requirements can change design, timing and cost. If the project may need professional drawings, engineering, zoning review or inspections, you want to know that before comparing final quotes. Ask each contractor what they expect and verify the answer with the local authority.
Put permit responsibility in the contract
If the contractor will apply on your behalf, identify that responsibility and who pays fees. Ask to see the permit before regulated work begins. If the homeowner is applying, make sure the contractor receives the approved drawings and understands inspection requirements.
Permits are not the same as contractor credentials
A permit reviews the proposed work through the applicable local process. It does not replace checking whether a contractor needs a trade-specific or construction licence, workers’ compensation coverage, liability insurance or other credentials. Treat those as separate checks.
