Exact dimensions, decking damage, flashing, ventilation, skylights, structural issues, permits, site access, waste logistics and exact product systems can all change a real quote. Taxes are not automatically added.

Read the roof as a system

The covering is only one part of the decision.

BC projects can change with rainfall, wind, snow, wildfire exposure, tree debris and site access. That does not mean the province needs ten different roofing rules. It means the contractor should explain how the selected system handles the conditions at the actual property.

Ask what happens below the shingles or metal.

Underlayment, sheathing, flashings, valleys, vents and penetrations matter. If those items are excluded or only priced after tear-off, make the change process clear before work starts.

Plan drainage at the same time.

The current BC Building Code includes roof-drain and downspout provisions. A reroof is a useful point to inspect gutters, downspouts and roof transitions rather than treating them as unrelated pieces.
