What moves a roof quote

Square footage is only the beginning.

Two Alberta roofs with the same surface area can price very differently. Pitch, valleys, height, access, tear-off depth, decking condition, flashing, ventilation and material choice all affect the job.

Weather exposure changes the inspection, not the math alone.

Hail, wind, freeze-thaw cycles, chinooks and northern cold can all matter, but they do not justify a one-size-fits-all surcharge. The contractor still needs to inspect the actual roof and explain what damage or assembly condition changes the scope.

Compare scope before comparing totals.

Ask contractors to spell out tear-off, disposal, underlayment, flashing, ventilation, decking allowances, cleanup, warranty and tax treatment. If the project follows an insurance claim, also compare the contractor scope with the insurer’s scope line by line.
